Ans: 

GoB has declared extents of DHAQ Controlled Area vide Gazette Notification No 113 dated 30 May 2018. Presently, DHAQ is acquiring land in general area between Baleli and Kuchlak, along RCD Highway as a part of it's "Phase-I" project.

Ans: 

Presently, DHAQ Affidavit Files are available in the market as exemption against land acquired from land owners. First ballot for installment plots was held on 14th March, 2020. Additionally, 5 Marla Cash plots and Early Bird (1 Kanal with Development Charges) are new breeds successfully launched in the market.

DHAQ will be livable sooner than expected by most of public. Exact timeframe can be forecasted after completion of Town Planning and Land Acquisition (both under progress at good pace). The process of "Town Planing" is ongoing. Main Entrance Gate, first section of Expressway, Commercial Malls and Sector A development has already been commenced.

DHAQ is a corporate body created and existing under provisions of The Act of Balochistan Provincial Assembly (Act No XI of 2015 dated 2 October 2015). The Authority is working under supervision of GHQ.

Ans: 

DHAQ will be fully fenced/ walled and gated project with efficient/ hi-tech security mechanism in place to ensure safety of residents. DHA Quetta, Phase-I is being planned to be developed on the concept of SMART CITY.

Ans: 

DHAQ has conducted survey and water would be available with proper efficient management, conservation, economy, metering and recycling of water resources would be undertaken.

Ans: 

For a fair deal, follow the guideline given below:-

  • Contact/ visit a DHAQ Authorized Estate Agent enlisted on our official website for the purpose of transparency and authenticity. Deals through unregistered/ freelance property agents are likely to have complications.
  • Negotiate the price.
  • Pay the token money only after physically examining the plot file to own satisfaction. If not familiar with DHAQ Affidavit File Security Features or unsure of the authenticity of the file, get it verified from Land Directorate of DHAQ in your own/ trustee’s presence.
  • Must obtain a receipt of payment made to the agent, mentioning token money and balance amount.
  • After verification, make sure to take custody of the same (verified) file before making balance payment. It is entirely up to the buyer’s satisfaction to make the balance payment either after receiving verified file or original Intimation Letter (IL), as per mutual agreement of buyer and the seller/ agent.
  • IL will be issued after minimum three working days of depositing the application in Land Directorate of DHAQ. Read the relevant details in the PROCEDURES Section on website.

Ans: 

There is no official DHA rate of Affidavit files. DHA does not directly sell these files. Instead, the land owner’s/ LPs, who have sold land to DHAQ, have these files for selling in the market.

Ans: 

Overseas Pakistanis can purchase plot files of DHAQ through their trusted representatives. After making a deal on payment of Token Money, however, they must insist to obtain Intimation Letter in their name before paying the balance amount.

Plot allotments will be through Ballot after completion of "Town Planning".

Installment plots of all categories and sizes are marketed through 1st open ballot on 14th March, 2020 after launch of the project.

Yes. There will be an exclusive Health, Education and Sport Zone in DHAQ encompassing institutes of international level recognition. To start with, requisite land for NUST has already been allotted and inaguration has been done. Balochistan Medical Complex has already been inagurated by PM Imran Khan during which he announced establishment of "Cancer Hospital" in DHA Quetta.

Membership provides for maintaining records pertaining to next of kin, legal heirs and also provides opportunities for members to avail recreation, club facilities (subject to rules that would govern functioning of these setups) on establishment.

Ans: 

Yes, it is possible but certain special provisions govern this aspect. These are as follows:-

  • Affidavit File Names of the persons making the joint purchase ought to be written in Land Directorate on an additional affidavit paper. The spaces for affidavit file nominee would be stamped in red color indicating Multiple Shareholders.
  • Multiple Shareholder Intimation Letter Land Branch would issue an Intimation Letter giving biometric details of all the shareholders and their respective shares therein. Additional fee for each additional person added would be charged for such intimation letters over and above regular fee for intimation letter.
  • Time limit for obtaining Allocation Letters by Multiple Shareholders Each shareholder would have to obtain his/her separate membership.
  • Membership Implications Multiple Shareholders Time limit to obtain Allocation for multiple shareholders is 10 days.
  • Allocation Letters Each shareholder would have to obtain his/her separate membership.
  • Sale / Purchase Physical presence of all shareholders (or legal heirs as established after proper issuance of succession certificate in the event of the death of a particular shareholder) at the time of sale / purchase in DHAQ offices would be essential for biometric identification. An authorized DHAQ officer would obtain biometrics and signatures of consent of other shareholders prior to accepting the transfer application
  • Dispute Resolution In case of any dispute between parties, at any stage, relating to construction etcetera, wherein the parties cannot reach a conclusive solution, the matter would be decided by sale of the joint property by any of the three available arbitrator nominated jointly by the Multiple Shareholders at the time of the allocation of the property/file. The sale proceeds would be deposited in a DHAQ Acct and handed over to concerned after deducting fee of 1% of each shareholder’s share in the sales as DHAQ charges and 1 % as arbitrator’s fees. All purchases would have to give an indemnity bond indemnifying DHAQ and the arbitrator concerned for any losses occurring from the dispute resolution process and also undertaking not to approach any court of law, ombudsman or other party for redress.

You should obtain membership, for which your personal presence is not mandatory. Pay the required Allocation fees and forward an application addressed to Director Transfer & Records stating the reason of your inability to visit DHAQ office for the time being. You would NOT be able to sell the plot till such time you obtain your allocation after your biometrics and photography in DHAQ office. DHAQ would facilitate you in allocation process at the first available Allocation appointment once you can visit the office but you must obtain Allocation Appointment 7 days prior to your desired date of appointment so that we are able to receive you properly.

You are required to give your WhatsApp or email address so that we can send the draft membership to you for your endorsement of correction of details before we can finally save the details as verified by the customer. You must send the scanned copies of the fees submitted in Habib Bank Account Number DHA General Fund Account Number 126 379 005 868 01

Ans: 

Yes but it has special provisions. The property has to be administered by a guardian. The next of Kin Guardian is also required to be nominated. The guardian undertakes to take care of the payment of taxes and DHAQ Membership Fees / Renewals /Revival Fees as applicable. The property may not be sold until the minor reaches the age of majority (18 years as per Pakistani Law).

Ans: 

Yes, it is possible subject to payment of certain fees and in major cities of Pakistan and overseas. For far flung areas especially near borders, and certain locations abroad security clearance may be required from requisite authorities. If a contract is to take effect in a third country, DHAQ would also levy the fee of a contract lawyer of that country and payments of any legal procedures as required by that third country where the signatures are affected.

Ans: 

Download Application Form from Downloads Fill it and send with all required documents. Our staff would liaise with you for the onward processing and obtaining certain requirements. Once the case is ready, you would be asked to deposit the Security Deposit Rs 25000/- in DHAQ Land Security Account number 126 379 005 869 01 and also deposit the annual registration fees Rs 10,000/- in the Habib Bank Account Number DHA General Fund Account Number 126 379 005 868 01 (please note that the titles of the two accounts are different and only one figure varies which has been highlighted). Your business address, phone numbers and validity date of authorized status would be available on DHAQ website as soon as we receive confirmation from our bank that the fees have been deposited.

Yes, but it has to be within policy parameters. These are available in Downloads section on the website and would also be forwarded to you along with your registration documents.

No unless your name was included in the initial application.

Ans: 

Only those offices are authorized as are mentioned in the website. Maximum four sub-offices or branches with details as submitted on the initial application would be permitted but for this purpose police clearance of Chief Executive of each branch would be required.

Ans: 

DHAQ makes your data available on the website. All DHAQ authorized dealers can work together with each other and capitalize upon the network. Moreover, DHAQ would also provide incentive depending upon the reale of business Activity promoted by such agents.

List of heirs is important because in the event of an individual’s death, the property has to be transferred to the rightful owner in legal succession. If Next of Kin and list heirs are intentionally kept different by the living owner then, they should generate their Written Will from a court otherwise, DHA Quetta will not know about the true successor/s.

Ans: 

Deals for more than 60% required land for Phase-I have been concluded. Total requirement is around 8,000 Acres.

Allotment of plot numbers will be done through ballot.
